This is a popular option for those seeking to purchase undeveloped land on a private contract, or land with a house and/or manufactured home. We also collect on Promissory Notes, between private parties.
We are currently maintaining approximately 300 contracts, and provide the efficiency and convenience of a local family-owned company.
Services
- Payment Coupons with address labels mailed to the Buyer for ease of payment, and payment processing for the Seller.
- We can collect on most contracts; monthly, quarterly, annual, and balloon payments. Late charge assessment and delinquency notice sent to Payer if a payment is missed.
- Detailed receipt reflecting date and amount of payment, principal, interest, and remaining balance mailed with each disbursement to the Seller.
- Mandatory IRS forms filed with the taxing authority on your behalf, and annual forms mailed in January; 1099 to the Sellers, and 1098 to the Buyers.
- Request for Full Reconveyance or Fulfillment Deeds sent to Title or County offices for recording (if applicable).
