This is a popular option for those seeking to purchase undeveloped land on a private contract, or a land with house and/or manufactured home. We also can collect on Promissory Notes only, between private parties.

We are currently maintaining approximately 300 contracts, and provide the efficiency and convenience of a local family-owned company.

Services

• Payment Coupons with address labels mailed to the Buyer for ease of payment, and payment processing for the Seller.
• We can collect on most contracts; monthly, quarterly, annual, and balloon payments. Late charge assessment and delinquency notice sent to Payer if a payment is missed.
• Detailed receipt reflecting date and amount of payment, principal, interest, and remaining balance mailed with each disbursement to the Seller.
• Mandatory IRS forms filed with the taxing authority on your behalf, and annual forms mailed in January; 1099 to the Sellers, and 1098 to the Buyers.
• Request for Full Reconveyance or Fulfillment Deeds sent to Title or County offices for recording (if applicable).
