Reid Property Management residential services include:
• Preparing the property for rent,
• Determining rental value,
• Tenants screening,
• Collection of move-in funds and
• All move-in paperwork
Reid Property Management provides full service residential. We deposit rental funds directly to the owner’s bank account saving time for the owner. The owner receives detailed monthly statements, with copies of all paid invoices as well as a year-end statement, facilitating income tax preparation.
A property manager is assigned to each property. The property manager conducts periodic inspections of the home to check for maintenance problems which may cause property damage if not addressed, such as missing tub caulk or a roof that needs cleaning. We observe the care the tenants are taking of the property and check for unauthorized residents or pets.
We handle all emergencies for the owner. If a hot water heater starts leaking on Christmas Eve, the tenants call us instead of the owner. If there’s a leak from the upstairs condo’s bathroom, we’ll deal with the homeowners’ association. If there’s damage from a storm, we work with the insurance company and with the adjuster.
When the tenant vacates the property the property manager will conduct a move-out inspection, determine charges for which the tenant is responsible, make arrangements to have the work done and make sure the deposit accounting is completed per the Washington Landlord/Tenant Act. We take all phone calls from past tenants if the deposit accounting is disputed.
Reid Property Management complies with all aspects of Federal Fair Housing laws, the Washington State Landlord/Tenant Act and all city and county rental ordinances and laws.
